F.A.Q - Renting a property in London

Sheraton Law is a leading property rental and letting agent for tenants in Clapham, Islington and surrounding areas.

Is there an agency fee?

Yes, £120 + vat per person

How much deposit will I need to pay?
Equivalent to six weeks rent.

How long can I rent a property for?
Our standard agreement is for twelve months. The agreements can then be renewed for a further term if both landlord and tenant agree.

How many people can live in the property?
Unless you are a family, a MAXIMUM of FOUR tenants can live in one property.

What bills will I be responsible for paying?
Gas, electric, council tax and water.

Are there any other costs involved?
Only at the end of the tenancy or if you have a change of tenants mid term.

If the property was professionally cleaned before you moved in, you will have to pay to get professionally cleaned when you leave. Likewise if an independent inventory clerk prepared the inventory, you will pay for the inventory check-out report. This cost of this varies depending on the size of the property and condition that you leave it in when you leave.

If you have a change over of tenants mid term, you will be responsible for the cost of the updated tenancy agreement which will cost you £120+ vat (often split between incoming and outgoing tenants).
