Viewings

 

If you find a property on our website, Rightmove or any other property portal that you would like to view, get in touch and we will arrange for you to see it. As many of our properties are occupied, we may need to give 24hrs notice to current Tenants and must be considerate when booking early viewings on a Saturday, or late viewings in the evenings.

 

Offers

 

If you decide to offer on a property, you will be asked to complete a Show of Interest form in order for us to formally submit your offer to the Landlord.  This is the point at which any special conditions or requests must be included in negotiations.

 

Administration Deposit

 

Once an offer has been accepted by the Landlord, the Tenant is asked to transfer a deposit to show their good intent to proceed with the let whilst referencing and all relevant paperwork is completed. Sheraton Law require the equivalent of two weeks rent, which can be paid by bank transfer.  This is non-refundable should the Tenant withdraw their offer or should their references come back as unsatisfactory.  If the Landlord withdraws, this deposit will be refunded to the Tenant.  If the tenancy proceeds, this money shall be deducted from the tenant’s first month’s rent.

 

References

 

All Tenants will need to pass referencing before they can move into a property.  We use a company called Maras who will contact your referees on our behalf.  These include your current Landlord and employer. They will also do credit checks. The cost of referencing is £44 inclusive of VAT, per person.

 

Right to Rent

 

It is now a legal requirement that we witness all prospective Tenants’ Passports and visas where required. These must be checked in person at our office.

 

Tenancy Agreement

 

We will draw up a Tenancy Agreement which will be sent out to you once references have been completed and approved.  The cost of this is charged at £100 inclusive of VAT per person. Please note that all offers are subject to referencing.

 

Tenant Costs

 

The costs incurred by each Tenant prior to the start of the tenancy are as follows:

£144 inclusive of VAT for the Tenancy Agreement and referencing

Six weeks’ rent as deposit

First month’s rent in advance

Please note that the Tenant covers the cost of the inventory check out and this cost is usually deducted from the deposit at the end of the tenancy.

 

Payment

 

We accept payment by bank transfer and will provide bank details once an offer has been accepted.
